1. WHY SHOULD I INVEST WITH BAYIT PROPERTIES AND INVESTMENT LTD?

BAYIT PROPERTIES AND INVESTMENT LTD is an indigenous company registered and incorporated in Nigeria in 2017 to carry out Real Estate Development business.

2. WHAT IS THE SIZE OF PLOTS AT BAYIT PROPERTIES ?

With BAYIT, there are three categories of PLOT sizes tailored to meet the need of investors. Our CLASSIC PLOT Size is 60 x 60 (324sqm), HOWEVER IF YOU WANT A BIGGER PLOT SZE, YOU CAN SUBSCRIBE FOR STANDARD, EXECUTIVE OR COMMERCIAL PLOT SIZE (COMMERCIAL PLOTSZE IS FOR BUSINESS ESTABLISHMENT WITHIN THE ESTATE).

3. WHAT HAPPENS IF A BIGGER OR LESSER PLOT IS ALLOTTED TO ME ?

In the course of physical allocation, if a bigger or lesser plot size is allocated to you, the cost of the equivalent excess or shortage PER SQM shall be demanded or refunded accordingly.

4. IS THERE ANY DOCUMENTATION OR TITLE ON THE LAND ?

ALL OUR ESTATES has Deed of Purchase/Deed of Assignment from the Traditional Owners duly registered. They are ALL also covered with GLOBAL CERTIFICATE OF OCCUPANCY (C of O).

5. WHAT TYPE OF TITLE DOCUMENT SHALL BE GIVEN TO SUBSCRIBERS ?

a. Official Receipt
b. Contract of Sale
c. Deed of Sub-Lease/Deed of Assignment
d. Survey Plan
e. Provisional Allocation Letter
f. Estate Convenant

6. APART FROM THE LAND PAYMENT, IS THERE ANY OTHER PAYMENT I WILL MAKE ?

Yes, but this depends on the Estate you are purchasing from,r the type of building you are erecting and/or the Plot Size.

  •  Structural Drawing Fee – Available on Request ( Estate and Building Specific)

7. WHAT ARE THE FACILITIES THAT WILL BE PROVIDED AT THE ESTATE AND/OR WHAT INFRASTRUCTURE WILL BE PROVIDED WITH THE DEVELOPMENT FEE ?

  •  Central Bore Hole
  •  Road Network
  •  Electric Power Transformer
  •  Street Light
  •  Drainage
  • CCTV

8. WHEN AM I SUPPOSED TO PAY THE ABOVE FEES ?

You pay after the completion of the cost of the land. It can also be paid on instalment.

9. HOW DO I MAKE ALL PAYMENTS TO THE COMPANY ?

ALL PAYMENTS SHOULD BE PAID TO THE DESIGNATED COPANY ACCOUNTS.
BAYIT will not be liable for any payment made to the staff of the company.

10. WHAT HAPPENS IF A SUBSCRIBER DEFAULTS ON PAYMENT FOR PROPERTY ?

A breach in the contract as will be stated in the contract of sale equals revocation and the property re-allocated to another subscriber. WITH A BREACH PENALTY FEE OF 40% .

11. IF I DECIDE NOT TO BUY AGAIN AFTER I HAVE SUBSCRIBED, WILL MY MONEY BE REFUNDED BACK TO ME ?

After consideration for property purchase, there is NO REFUND, HOWEVER,the subscriber has the option of bringing someone to assume his/her purchase right and notifying the BAYIT for LEGAL Documentations in this regard.

Subscribers that has been allotted Physical Allocation are expected to start development on their land within ‘12’ months of allotment, so as to control weeds and other unwanted growths. And cases whereby the land is kept unattended to, BAYIT shall clear the land the cost incurred transferred to the allottee.

12. CAN I START BUILDING THE MOMENT I FINISH PAYING FOR MY LAND

Subscribers that has been allotted Physical Allocation are expected to start development on their land within ‘12’ months of allotment, so as to control weeds and other unwanted growths. And cases whereby the land is kept unattended to, BAYIT shall clear the land the cost incurred transferred to the allottee.

13. DO I HAVE RESTRICTIONS AS TO THE TYPE OF BUILDING TO ERECT ON MY LAND?

All subscribers are expected to comply with the Rules and Regulations guiding the Estate, erecting residential buildings on residential areas and commercial building on areas designated as commercial.

14. IS MY PROPERTY TRANSFERABLE OR CAN IT BE CO-OWNED ?

BAYIT allows you to transfer your property by Re-Selling or otherwise. The property can also be co-owned. However, it has to be in the consent and approval of BAYIT for Legal Documentation.
